Size & growth

Wendell is now the larger town — and the gap is widening fast. Wendell was 9,793 at the 2020 Census and is estimated near 19,700 in 2025, more than doubling since 2020 and ranking among North Carolina's fastest-growing towns. Zebulon is roughly 8,000 (Census) and growing, but at nowhere near Wendell's pace.

The engine behind Wendell's growth is Wendell Falls, a master-planned community entitled for up to 4,000 homes with its own town center, pool, and trails. Zebulon, by contrast, has kept a genuine small-town, semi-rural character with a historic Main Street and more open space around it.

Location & commute

The two towns are adjacent on US-64/264 — Wendell sits between Knightdale and Zebulon, so Wendell is the closer-in of the pair, and Zebulon is the last town before you leave Wake County heading east toward the Johnston and Nash county lines.

  • Wendell — ~20 miles to downtown Raleigh, ~25–40 minutes via the US-64/264 Bypass.
  • Zebulon — a few miles farther east, ~30–35 minutes to downtown Raleigh.

The shared ZWX bus

This is the unusual thing about these two towns: they share their transit. The GoTriangle ZWX — Zebulon/Wendell–Raleigh Express serves both towns on the same line, with stops at the Zebulon Walmart and park-and-ride, the Wendell Park & Ride in downtown Wendell, Wendell Falls (Publix), WakeMed on New Bern Ave, and Raleigh Union Station.

As of November 9, 2025, the ZWX runs all-day, hourly — a real upgrade over peak-only commuter service. At Raleigh Union Station you can connect to Amtrak and other GoTriangle/GoRaleigh routes.

Both towns are also covered by GoWake SmartRide, a fare-free, on-demand rideshare serving Wendell, Zebulon, Knightdale and the unincorporated areas between them.

Home prices & taxes

This one's a genuine trade-off. Zebulon's home prices tend to be lower than Wendell's, simply because it's farther out — but its town tax rate is $0.577 per $100, the highest in this group and well above Wendell's $0.42 (Wendell's FY2025–26 adopted rate; NCDOR 2024–2025 also lists Wendell at $0.42). Both add the same Wake County rate of $0.5135.

So in Zebulon you may pay less for the house but a higher rate on its value, while Wendell carries a higher typical price (~$380K in 2025) but the lower combined rate. Run the actual numbers on a specific home rather than assuming one town is automatically cheaper.

Bottom line on cost

A real trade-off: Zebulon usually means a lower purchase price but the highest town tax rate here. Wendell costs more up front but has a much lower town rate and the newest inventory.

Same district: both Wendell and Zebulon are in the Wake County Public School System (WCPSS), the largest district in North Carolina, with the standard student-assignment system plus magnet and year-round options. Wendell pairs a small historic downtown with the increasingly dominant identity of Wendell Falls — a master-planned community with a town center, Publix, a zero-entry saltwater pool, a dog park, and 10+ miles of trails. It appeals to buyers who want brand-new, amenity-rich neighborhoods and the lower town tax rate.

Zebulon is best known as the home of the Carolina Mudcats at Five County Stadium, with a walkable historic downtown and a small-town, semi-rural feel. Two adjacent east-Wake towns, same district, same bus — so the choice comes down to growth, cost, and feel:

  • Pick Wendell if you want the newest master-planned neighborhoods (Wendell Falls), a lower town tax rate, and to be a few minutes closer in.
  • Pick Zebulon if you want a small-town feel, more space, and generally lower home prices — and the slightly longer Raleigh commute is acceptable.
